Construction Commences on Tide Apartments: 60 New Affordable Homes for South Australians

Commercial & General, together with valued partner Junction, is proud to announce the commencement of construction on Tide Apartments—a new affordable housing project located on Charles Street, West Lakes.

Once complete, Tide Apartments will deliver 60 high-quality, long-term affordable homes for South Australians, further enhancing the growing WEST community. Developed and owned by Junction, a Tier 1 Community Housing Provider, the project represents a shared commitment to delivering meaningful housing solutions and socially diverse communities.

To mark the commencement of construction, a traditional smoking ceremony and sod-turning event were held onsite today, bringing together project partners and Traditional Owners. Attendees included Junction’s Chief Executive Officer, Maria Palumbo, and Commercial & General Group Executive Chairman, Jamie McClurg, alongside community representatives and key stakeholders. The project is supported by the Federal Government through the Housing Australia Future Fund Facility (HAFFF).

“The partnership between federal and state governments, community housing providers and the private sector is critical to tackling the housing crisis and building long-term opportunities for those who need it most,” said Ms Palumbo.

“Partnering with Junction to deliver Tide Apartments within WEST reflects our broader commitment to giving back to the communities in which we operate,” said Mr McClurg.

This latest initiative builds on a successful track record between Commercial & General and Junction. In 2022, 10 apartments within the Ocea development at WEST were delivered in partnership with Junction, providing affordable one and two-bedroom homes for income-constrained households who otherwise would struggle to afford market-rent. The success of that model laid the foundation for this larger, purpose-built development.

Comprising 60 apartments across six storeys, Tide Apartments will also include activated ground-floor retail tenancies. It is the first project at WEST to be delivered under the new Federal Safety Commissioner (FSC) accreditation achieved by the Commercial & General Group’s integrated construction division, Tandem Building —an achievement that recognises excellence in construction safety and quality.

“Achieving FSC accreditation is a milestone for our team and a testament to our commitment to quality, health, safety and the environment,” said Mr McClurg. “It’s also a critical enabler for delivering federally supported community housing projects, at a time when demand has never been higher.”

Valued at $37 million, Tide Apartments is scheduled for completion in September 2026.
