Yorke Commercial Campus

Situated on the 8,000 square metre former Yorke Motors Mitsubishi site on the eastern edge of the CBD, the Yorke Commercial Campus location is the largest single private development site in the Adelaide CBD – equivalent to thirty tennis courts in size – with plans for three eight to ten storey campus-style office buildings in one precinct. It will be able to offer floor-plates of over 3,000 square metres, believed to be the largest in the State.

YCC precinct will feature three separate buildings designed with innovative campus style features and facilities to open up large areas of green space and innovative workplaces. Located close to the new tram barn development and Law Courts, and backing onto the Metro Fire Service headquarters it will also play a major role in the much-awaited office accommodation renaissance of the eastern CBD area.

With Government and corporate clients all demanding increased environmental efficiencies in their premises, the YCC precinct will target office buildings to achieve a 5 Star Australian Building Greenhouse Rating (ABGR) and Green Star. It will feature the very latest in environmental design including chilled beam technology, innovative use of landscape planting, and substantial open spaces for increased tenancy efficiency and people movements.


SA Police Headquarters
The first building in the YCC precinct has been pre-leased to the South Australian government to be the main headquarters for the SA Police.

The new South Australia Police Headquarters will be provided within a new purpose designed building that has been tailored to meet the long term operational and security requirements of the South Australia Police.

Woodhead are the architects and designers of both the base building and the fit-out to be delivered as an integrated solution by the developer and building owner Commercial and General.

The concept design for both the fit-out and enhancements to the base building has focused on the delivery of a sustainable and adaptable solution.

The nett lettable office space of approximately 18,000sqm over 10 occupied floors (including ground level) is supported by a basement car park, delivery zone, and a welcoming public lobby.

The extensive public lobby provides direct access to media, meeting and recruiting facilities, enhancing the ability for the South Australia Police to interact with external stakeholders, whilst maintaining the integrity and security of their internal operations.

The concept design, functions and work groups located within the Headquarters will reinforce the building as the centre for support and leadership of the police service and within the community.

The new South Australia Police Headquarters will bring together staff currently located in at least 4 sites across Adelaide.

The concept design for the new headquarters has been based on a ‘Universal Planning’ principal providing a consistent floor plate design and standardisation of workspaces and facilities that meets Government Office Accommodation Standards.

Standardisation of design will increase the flexibility of their workplace, allowing SAPOL to be more responsive to changing workgroup needs.
 
The Universal Planning Principles are as follows:

  • A common arrival experience at each level that provides access to formal meeting facilities outside of the staff area, providing opportunity for sharing of facilities throughout the building.
  • A consistently located informal staff meeting and lunch zone within the staff area that is positioned to maximise through traffic and informal interaction.
  • Access to quiet rooms for concentrated work and confidential phone calls
  • Consistency in individual workspace design that is adaptable to different functions within the building.
  • Enclosed spaces that are adaptable in function
  • Centralised storage to maximise flexibility and efficiency
  • Centralised printing and utility areas to minimise equipment and maximise opportunity for segregated waste management and recycling
  • Minimising enclosed offices
  • Locating built zones adjacent the core
  • Locating open workspaces adjacent to natural light.

Where legitimate reasons have driven tailored planning or design solutions these have maintained the principles of the universal plan where possible.

The culture of the South Australia Police is reinforced throughout the internal space. Warmth, texture and order are all represented through pattern, furniture and materials that have been selected for their robustness and environmentally sustainable properties.

Task lighting is to be provided to 80% of the NLA, maximising the opportunity for energy use to reflect the varying demands of the SAPOL staff.

These principles support the healthy environment of a building aiming to meet a 5 star Nabers base building rating, and a 4 ½ star Nabers tenancy rating. Both base building and fitout are registered for Green Star.

Environmental graphics on glazed elements and display of memorabilia throughout the interior environment provide visual privacy to enclosed spaces and reinforce the history and comradeship of the South Australia Police.
